House Construction Cost Per Square Foot in India

Last updated 2026-10-28

These are indicative planning estimates, not a contractor quotation. Actual costs depend on site conditions, design, location, material specifications, labour rates and local approvals.

“Cost per square foot” is the most quoted number in house building and the most misunderstood. A contractor saying “₹1,800 per sq ft” and another saying “₹2,400 per sq ft” may both be right, because they may be pricing different things.

What a per-sq-ft rate usually covers

A rate is normally multiplied by built-up area, the total constructed area summed across all floors. It is not your plot area. A 2,000 sq ft plot with a 1,200 sq ft single-floor house has a built-up area of 1,200 sq ft, and that is the number the rate applies to.

Before comparing rates, ask each contractor:

Why rates differ

Rates move with location, labour availability, material specification, design complexity, soil and foundation needs, and the number of floors. This is why GharBudget.in does not publish a single “India rate”: any one number would be misleading. The calculator uses illustrative planning rates that you can overwrite with figures from your own quotations.

Using a rate to budget

  1. Get at least two written, itemised quotations for your location.
  2. Convert each to an all-in rate on the same area basis.
  3. Enter your preferred rate in the calculator’s Cost per sq ft override box.
  4. Look at the Low, Typical and High scenarios, not just one figure.
  5. Add the excluded costs (land, approvals, boundary wall, furniture) separately.

For a rough sense of scale using the calculator’s illustrative defaults, a 1,000 sq ft single-floor house at Basic, Standard and Premium finish comes to roughly ₹16.5 lakh, ₹20.9 lakh and ₹28.6 lakh including 10% contingency. Treat these as planning placeholders, not market prices.
